These Conditions of Stay, including the House Rules below, apply to all residents and their visitors at Brightway Co-Living communities. They form part of, and should be read together with, your Occupancy Agreement. By living in a Brightway Co-Living community, you agree to comply with these conditions so that every resident can enjoy a safe, respectful and welcoming home.
1.0 Only the persons named in your Occupancy Agreement may reside in the home. Any additional occupant must be approved by us in writing and may incur an additional fee.
2.0 As a condition of your occupancy, you acknowledge that you have read and understood these Conditions of Stay and the House Rules.
3.0 The cost of repairing any damage to your home or the community, excluding fair wear and tear, will be recovered from the person who caused the damage.
1.1 Residents must respect the peace and privacy of other residents at all times.
1.2 Residents will keep noise at a considerate level so that it does not adversely affect other residents or neighbours. Particular care should be taken after [10pm] and before [7am]. If another resident or neighbour is disturbed, we may ask that headphones or similar be used.
1.3 No live or amplified music is permitted in shared outdoor areas, and music should not be audible beyond your own home or the indoor common areas.
1.4 Please be considerate with alcohol in shared areas. Alcohol is not to be consumed in shared open-space areas except at organised community events. [Confirm]
1.5 Parties or large gatherings are not permitted in the shared areas or in private homes without the Manager’s prior approval.
1.6 Windows and doors to indoor common rooms are to be kept closed while heating or cooling is in use.
2.1 The premises are non-smoking, with the exception of any designated smoking area.
2.2 No unauthorised or illegal drugs are permitted on the premises.
2.3 Residents must not engage in drug or alcohol abuse; sexual, racial or religious harassment; theft; property damage; violence; or anti-social behaviour.
2.4 Residents must speak and behave respectfully towards one another and must not discriminate against others on the basis of gender, ethnicity, race, sexuality, religion or any other protected attribute.
2.5 No prohibited weapons are permitted on the premises. Prohibited weapons are as defined in Schedule 1 of the Weapons Prohibition Act 1998 (NSW).
2.6 Visitors are welcome. Residents are responsible for the conduct of their visitors, who must respect other residents and comply with these House Rules. Anyone who is not named on an Occupancy Agreement but who effectively resides in the community must be approved by us in advance.
2.7 Residents must keep their entrance doors shut and locked when the home is unattended.
2.8 If a resident loses a security card or key, a fee may apply to replace it.
2.9 The home is to be used as a residence only and not for business, retail or other commercial purposes. This does not prevent a resident using, for example, a laptop or phone for work-related purposes.
2.10 The Manager may ask any person who breaches these House Rules to leave the shared areas.
3.1 Rubbish is to be placed in the bins provided, with recyclable material separated from general waste. There is to be no littering.
3.2 Residents are to keep their home and bathroom clean, and to make the home available for inspection by the Manager as set out in the Occupancy Agreement.
3.3 Residents are to keep the shared areas clean and tidy and to return them to a clean, orderly state after use — including washing dishes and utensils and wiping down surfaces in shared kitchens.
3.4 Food is to be stored within your home, not in shared areas.
3.5 No clothing, washing or other items are to be placed on windows or balconies.
3.6 Residents are to remove their washing from shared laundry facilities promptly after each cycle. The Manager may introduce a roster for shared laundry or drying areas if needed.
3.7 Pets may be permitted with the Owner’s prior written approval and subject to conditions. Any approved pet must not cause nuisance, damage or disturbance, and the resident is responsible for all costs arising from the pet. This clause does not apply to an assistance animal recognised under applicable law (including Part 6 of the Companion Animals Act 1998 (NSW)), and residents should notify us if an assistance animal will be accompanying them.
3.8 Residents must report any damage or maintenance requirements to the Manager.
3.9 Residents must not remove or alter any furniture or fittings provided in the home or shared areas.
4.1 Residents must keep shared areas and corridors free of personal belongings so there are no obstructions to a safe evacuation.
4.2 Residents must not interfere with any fire safety measures or equipment.
4.3 Candles and other naked flames are not to be used in the premises.
5.1 Where available, on-site parking for cars, motorcycles and bicycles is provided on a first-come, first-served basis.
5.2 Accessible parking spaces are available for residents who hold a valid accessible parking permit.
6.1 On vacating, residents must remove all personal belongings. Any items left behind will be treated as abandoned and may be disposed of after [14 days], unless alternative arrangements have been agreed in writing with the Manager.
The Manager reserves the right to regulate additional matters within reason, for the purpose of protecting the property and the reasonable amenity of residents and neighbouring properties.
These Conditions of Stay supplement, and are to be read together with, your Occupancy Agreement. If there is any inconsistency, the Occupancy Agreement prevails.
